How Much Does It Cost to Finish a Basement in the Twin Cities?

Basement finishing is the question we get asked about most in late winter. Everyone's been stuck inside since November, the kids are climbing the walls, and that unfinished space downstairs starts looking like the answer.

So what does it actually cost? Here's what we're seeing across the Twin Cities in 2026.

Typical Basement Finishing Costs

For a standard basement finishing project in the Minneapolis-St. Paul metro:

• Basic finish (open rec room, drywall, carpet, lighting): $30,000 - $50,000
• Mid-range finish (rec room plus bedroom, egress window, upgraded flooring): $50,000 - $80,000
• Full build-out (bathroom, wet bar, bedroom, custom storage): $80,000 - $130,000+

Most of our projects land in the $55,000 - $75,000 range. That usually gets you a family room, a legal bedroom with egress, and sometimes a half bath.

What Drives the Price Up (or Down)

Egress windows

If you want a legal bedroom in the basement, code requires an egress window. Cutting through a poured foundation, installing the window well, and finishing the opening runs $4,000 - $8,000 per window. It's not cheap, but it's the single biggest value-add in a basement project because it turns "finished space" into "bedroom" on your listing.

Bathrooms

A basement bathroom typically adds $15,000 - $30,000 depending on whether there's a rough-in already. Homes built after the 1980s often have plumbing stubbed in under the slab. Older homes usually don't, and breaking concrete to run drain lines adds real cost.

Ceiling height and mechanicals

Ductwork, beams, and low ceilings force decisions. Sometimes we can reroute ducts; sometimes we build soffits around them. Rerouting is nicer but pricier. If your basement has less than 7 feet of clear height in key areas, budget extra for creative framing.

Moisture issues

This is the one people underestimate. If your basement gets damp in spring, that has to be fixed before a single stud goes up. Drain tile, sump pump work, or exterior grading can add $3,000 - $15,000. Skipping this step is how you end up tearing out moldy drywall three years later. We've done those tear-outs. Nobody enjoys that phone call.

Where You Can Save

• Keep the layout simple. Fewer walls means less framing, drywall, electrical, and trim.
• Put the bathroom near existing plumbing. Even ten feet of extra drain line under a slab costs real money.
• Choose LVP over carpet in main areas. Similar cost up front, but it handles Minnesota humidity swings and the occasional water event far better.
• Leave the utility room unfinished. Nobody needs drywall around their water heater.

What About ROI?

Finished basements in the Twin Cities typically recoup 60-70% of their cost at resale. But honestly? That number undersells them. Basement square footage is the cheapest livable space you can add to a home here, because the foundation, roof, and shell already exist. Compare that to an addition, which can run $300+ per square foot.

And unlike some projects, you get the benefit every single day you live there. A teenager hangout, a home office, a guest suite for when family visits from out of state. That's worth something beyond the appraisal.
